Senior construction manager (west coast)

PHASE 3 REAL ESTATE PARTNERSPhase 3 Real Estate Partners is a real estate development firm that delivers state-of-the-art research and development space for the life science industry.

Our real estate is home to biotech, pharma, and research institutions in over two million square feet under management in San Diego, San Francisco, and Boston.

Phase 3 is pursuing ground-up development and office re-positioning opportunities within its current target region.

Phase 3 is backed by a top private equity firm out of Boston.SENIOR CONSTRUCTION MANAGERThe position is an opportunity to be a part of an active, growing real estate private equity platform with broad responsibility to execute the construction of life science projects.

Primary project oversight will include tenant improvements, capital improvements, project repositioning, and ground-up construction.

This position will report directly to the Head of Development.

Please provide a resume, a description of prior roles with relevancy to the position, and references to be considered for hire.DUTIES AND RESPONSIBILITIES:Effectively manage multiple concurrent projects.

Manage each project team which may vary per project.Provide guidance, interview, and prepare for Request for Proposals for the selection of design and construction teams including architects, consultants, general contractors, and other 3rd party vendors.Plan, maintain, and execute construction project schedules and budgets while managing key milestones and metrics (Budget to Actuals, Schedule of Values, Projections, Cost to Complete, etc.).Provide timely and accurate information regarding costs and schedule on all construction projects.

Generate routine correspondence and maintain a weekly construction report with executive summaries.Manage coordination with internal leasing and financial personnel to ensure that development meets strategic goals.Efficiently and timely review all standard documentation including contracts, payment applications, and invoices.Be creative providing project solutions and work with the team to improve processes and core competencies.Travel up to 2-3 days per week or longer if required.QUALIFICATIONS, SKILLS & EXPERIENCE:Bachelor’s Degree (BA/BS) from a 4-year college or university.5-10 years of experience as a Construction or Construction Management Professional with specific experience in life science, medical office, hospitals or manufacturing.Proficiency with plans sets and budgeting of principal construction verticals including: Architectural, Structural, HVAC, Plumbing, Electrical, Quantity Take-Offs.Familiarity with construction software (Procore/E-builder or equivalent) and standard industry practices, including the Construction Specifications Institute.Proficient in Microsoft Office (Excel, PowerPoint, Word, and Outlook) and PDF application (Adobe/Bluebeam or equivalent).Strong financial and analytical ability with ability to multi-task and set priorities.

Ability to calculate intermediate figures such as percentages, discounts, interest, commissions.Ability to communicate clearly and effectively and ask clarifying questions.

Ensure execution in a timely manner.Strong organizational skills and analytical abilities.

Multi-tasker with strong prioritizing skills.Candidate must be authorized to work in the United States for a minimum of 5 years.
